An eco-friendly full property renovation located in coastal Palos Verdes Estates. The original 1954, corner lot, ranch home needed to be opened up to reveal the beautiful scenery which lay outside its walls. The property had the potential to enjoy sweeping ocean views but these sites could only be enjoyed from a couple of small windows. There was also many walls dividing the spaces and low ceilings, as is typical with mid-century dwellings. The plan was simple—open up the space for maximum view and create an indoor outdoor connection throughout to maximize natural light and space. As a result the home had most of its exterior walls and roof removed so that it could be restructured for a vaulted ranch roofline. This required large beautiful beams to be placed throughout the main open space which consists of a great room, dining room, kitchen and entryway. We wanted to preserve the original wood burning fireplace made of authentic fossil stone so we added onto it at the To so it would reach the new ceiling height and refreshed it’s beautiful materials. The home received all new windows in casement style and they were set custom to catch the offshore breeze. New walls were erected, new flooring installed , paint applied throughout and custom built-ins were designed and installed throughout the home to provide the utmost function and space. A master suite was added on to the home, which included a large master bathroom with vessel tub, large shower, his and her vanities as well as an additional make up vanity, separate toilet room, large walk-in closet, and vaulted master bedroom. Existing bathrooms and bedrooms were renovated and a new 16’ laundry room was added. The exterior was fully renovated as well to include a new oversized jacuzzi set into the existing pool which was refaced. Two fire pits were added to the property, and an outdoor bbq island was custom built. All exterior hardscape was replaced with brushed concrete and stone. We reclaimed the wood roof rafters from the old roof — the boards were sanded and custom finished and used around the kitchen island, and on the exterior of the home at poolside. Skylights and solar tubes were installed throughout to bring in as much natural light as possible. One of the most impactful elements of this design is the oversized multi slide, fully pocketing door systems and windows that were installed to open the exterior onto the interior spaces— a complete blend was achieved from one to the other. 14’ sliding doors open the dining room rob a custom built front terrace with a tremendously beautiful ocean view, could complete with seating area and fire pit. A second set of 14’ doors open onto the pool area from the great room. The master bedroom opens on to the pool as well via a large bifold door system. Last But not least one of the most spectacular and unique design features of the home is the kitchen peninsula island which flows seamlessly from the kitchen, through the exterior wall to poolside area. A large awning pass though window was installed to service this exterior counter.
